  2. Instruction & Survey

    Paperwork, brief, and a precise 3D survey of your home.

    • Sign the instruction form to proceed.
    • Complete a short client questionnaire (goals, style, priorities).
    • Site visit: point‑cloud laser scan, photos, full walk‑through.
    What you can expect on survey day

    We’ll take a guided tour, note key details, and scan the property. The scan gives us an accurate 3D base to design from.

  3. Design Phase

    Options, feedback and refinement to reach your preferred scheme.

    • First drawings in ~3 weeks (options + inspiration images).
    • Online review meeting with screenshare to walk through plans.
    • Up to 3 or unlimited revisions within 6 months (depending on your service type).
    • Full preliminary drawing set prepared for planning.
    What counts as a revision?

    A revision is a coordinated set of changes after your review meeting. Some projects may have different limits—see your instruction form.

  4. Planning

    We act as your agent and manage the application.

    • Prepare and submit the planning application.
    • Handle council correspondence on your behalf.
    • Council decision typically 8+ weeks.
    Notes on timing

    We usually need 1–2 weeks to compile documents before submission. Council timeframes vary by borough and workload.

  5. Technical Phase

    Construction‑ready drawings and coordination with specialists.

    • Building Regulation drawings for tender and construction.
    • Coordinate: Structural Engineer, Building Control, Party Wall, Drainage.
    • Support with build‑over agreements where sewers are shared.
    Who pays which fees?

    We invoice for our technical drawings. You pay external consultants and council bodies directly. We’ll recommend trusted, competitive firms.

  6. Build Support

    Help finding a contractor and support during the build.

    • Contractor recommendations (area‑dependent).
    • Free email & phone support for you and your builder.
    • Clarifications on drawings throughout construction.
    Building Control inspections

    Your builder arranges site inspections with Building Control. We ensure drawings align with your approvals.

Frequently Asked Questions

Do you provide 3D drawings or visuals?

Yes. Our standard design package includes 2D plans, but we can provide optional 3D visuals or walkthroughs. These are particularly useful for visualising extensions, kitchen layouts, and open‑plan spaces.

What other services do you provide?

Alongside planning and technical drawings, we can:
• Recommend trusted contractors, surveyors, and consultants
• Offer optional 3D design visuals
• Prepare tender support documents (lighting plans, window/door schedules, basic schedule of works)
• Provide support during the build, including site visits to comment on works

What happens if my planning application is refused?

During the design phase, we’ll advise on approaches that reduce planning risk. If our recommendations are followed and the council still refuses the application, we will provide one follow‑up application free of charge — you would only pay the council’s application fee.

If the application submitted is considered high‑risk against our advice and is refused, additional fees may be required to prepare a revised application or to pursue a different strategy (for example, a redesigned scheme or appeal).

What if my project is considered high‑risk for planning?

We flag risks early during our desktop assessment and the design phase. For higher‑risk proposals we may recommend a pre‑application with the council to gain feedback before committing to a full submission.

What if I don’t need planning permission?

If your project qualifies under Permitted Development rights, we can prepare drawings and apply for a Lawful Development Certificate. This provides written confirmation from the council that your works are lawful, which is helpful for resale and mortgages.
